IRA Services Trust Company is one company that will custody the IRA LLC.

Does anyone have any advice for finding deals or people wanting to sell before they hit the market other than going door to door physically or via mailers? 

I currently have existing mortgages in the US for some rental properties - but am also interested in purchasing a primary residence when I get back in a few years (and was also wondering if I can easily purchase before actually physically moving back).Thanks in advance for any helpful answers!

Half of them are either MLS retreads that were crazy overpriced to begin with or have so many physical or title problems that no one is going to own the property for profit. 

One night i stepped out and asked them to keep it down since it was Midnight and the person tried to get physical and intimidate me however that didn't work. 

A typical example of my assumptions in a decent B suburb:- $130k retail value- $1350 market rent, netting $1285/mo gross revenue after accounting for $65/mo (5%) physical vacancy- $300/mo property taxes (2.8% annually on assessed value.

We vacated the property on Nov 16th, had a physical walkthrough with the landlord noting only a small hole in the living room drywall and ZERO damage or concerns otherwise (we only lived in the home for 5mo).
