I would suggest defining your criteria (2-4 units, renting for xx within these 2 zip codes, under this price point, with X amount of rehab....etc), set-up automatic updates and make a daily effort to do your research and work towards making offers.

You did not decide what their credit score is, the schooling they went to, the partner they have, family they have, how they budget and make daily decisions, etc.We did not allow what I call (snowballing) which is they owe 800 this month as an example.

Some things that have worked for me arescheduling time for certain RE activities in a shared family calendar (we use Cozi). tracking daily tasks that help achieve my REI goals (I use Way of Life app for this)optimizing my commute (i.e. phone calls on drive home from work, educational material on the way to)Ultimately, the scarcity of time is my WHY in real estate so I find ways to optimize it knowing that it will provide more time freedom in the future.
