Even when we were using Beyond Pricing which is a little more user friendly (our software's are a bit complex and bulky as we are managing 65ish units). 

Servicing the mechanical units goes a longgg way.. 

I agree with partnering up to provide vs providing it yourself.Too much liability IMHO.I know United Rentals has them for rent.

This criteria is for 1-4 and 5-8 unit programs.

We were also thinking of trying to put a cap for the smaller units since their rate goes up as the $ amount and sqft goes down.

Sounds like you have to update, if necessary, the water heater/furnace to meet the demand for 3 units or buy 3 water heaters/3 furnaces, if there is enough space, so the tenants can be responsible for the water.

Sure, why not, that actually adds to the professional community, I'm sure the accountant one unit over wouldn't mind either.

You are dealing with inly one unit, one tenant, but getting tons of familiarity and comfortability with how it feels to be a landlord.
