ASU is huge so student housing goes out about 3 miles in all directions.

That return probably exists today but takes a deep understanding of a market and the team setup to take the deal on and there is way less supply.I'm in the middle of my first two flips, which happen to be 2,000 miles away from where I live.

You can buy houses for $70K that rent for $1200 in C+ areas in the southeast.

Ours is a mile from UNCA, so I think not far away.
