You are helping them get out of a situation or away from a problem that has caused them a lot of mental and/or financial stress.

Allowing equity to lie dead in a rental property is a hoarder mentality. 

I am all for tenants being allowed to have their pets in fact I allow pets (with deposit and approved application of course) in all my personal rentals, however the government is allowing these tenants to take advantage in this situation.FYI my mother has MD and my father has mental disabilities so I see the importance of the fair housing laws but this girl seems perfectly fine to me, I think she is a professional tenant.A German shepherd puppy can do way more damage then her security deposit will cover.

I glance at the number of influence points and make a mental note of the ratio and "Member Since" date.

This mentality and teaching is why there a way more failed wholesalers than successful ones and why many investors have a hard time taking most wholesalers seriously.

Finding out who they are (and if mentally ill or if they have a serious criminal background) could be helpful. 

I have a property that is pretty versatile in East Nashville (South Inglewood)  that I currently use as a STR.

We realize they have owned this park for a long time and have a lot invested - physically, mentally and financially.
