A lender is going to want to see two months worth of bank or brokerage statements showing that you had that money "seasoned" for two money or they can trace any large deposits to a legitimate activity...like a work bonus or property sale.

Depreciation over 27 years, even better if bonus appreciation.Add these together and roi easily exceeds 30% yoy, add in ability to cash out refi every year and roi moves past 3 digits. 

In any case, I think that 10 years down the road it may actually have a bonus by appreaciting in value as well (Good location, good schools, and current prices are still reasonable).

For example, your backwards state of CA (sorry but not sorry) does not allow bonus depreciation.

Bonus getting your PML to collateralize another property instead of this one.Our last buy was similar.
