Is Pflugerville a good place to invest?

Dear Austinite,

I am looking for couple of buy and hold deals in Pflugerville, TX. Any thoughts from Austin guys would be much appreciated. Do you think it is a growing area with a potential or just a suburb that only those who cannot afford Austin would rent there?

Thank you James L. and Robb R. . This is very helpful.

I am getting reasonable cash flow on the property I was looking at Pflugerville and my plan is to hold for at least 15 years. In any case, I think that 10 years down the road it may actually have a bonus by appreaciting in value as well (Good location, good schools, and current prices are still reasonable). So it's a way of investing in the hype of Austin without all the hot air of Austin itself.
