Having a supportive wife is key :).

If you are looking to buy a turn-key MHP, I would recommend researching and determining the area of the country you would like to invest in and then locating a MHP Broker in that area that can assist you in locating a park that will fit your criteria. 

If you can get them to execute a DIL then offer cash for keys and have them exit the home (hopefully) in a peaceful fashion We usually don't make the CFK payment until they move out and we get a local agent to inspect the interior. 

Be aware... many turn-key providers are selling homes above what they may appraise for and you may have to bring even more money to the table to close the deal.

Technology and either building your own team, or using a team that has already been established by someone you can trust is key to a successful investment.

It was getting late so I called the local tax office before they closed to ask them if they knew anything and they said a business bought the 2016 taxes on the property, and they said most likely it was in Nov 17 when it was sold for 2000 and we have 18 months to redeem them.

And in a late market rising interest rate environment debt is what kills the returns on NNN properties.The key to all of these that so many real estate folks forget is that the property itself is really of secondary importance - very counter intuitive to folks who have been focused on the right property and find tenants. 

After 35 years of investing and living through three market and one real estate crash,  I have learned that the key is to stay sufficiently liquid (so you do not have to sell during inevitable downturns) and diversify your assets so that you have eggs in more than one basket.
