Most of my policies are with American Integrity since they are still writing coastal policies in FL, but Universal P&C has one of mine as well and they are competitively priced.

HI Elton,I've had similar experience to you Elton integrating differing flows into a line of credit to greatly amortize the balance and reduce the volume of interest due/paid.

After that, I use Zapier to trigger gmail to send an email to the guest with links to Welcome Letter and all that good stuff.Zapier has integrations with DocuSign as well so you can probably do something similar.

While there is a potential for conflict of interest with owning an investment property in the area you manage, it's not the only one.....there are many small opportunities for a conflict along the way, and that is where integrity comes into play.
