I don't like the idea of taking advantage of anyone, but personally if I found an opportunity like this I would understand the reality of the situation is that if you are able to make a favorable deal, so can anyone else in the market, so might as well strike first and be more reasonable during the turnover process so you can sleep well at night.

I am in Arizona/Gilbert area but the properties here are like min 500k so seems hard to find a good property.I was thinking buying a townhome at one point, would continue to find deductions I can use against taxable income.If you have other ideas let me know.

This seems like an ideal situation, as I was already considering the idea of a vacation rental property.

Before I sign on the dotted line, I would like to get ideas on the best use of the available seed money I have.

The real value with a GC is not only do they know the process and how to properly schedule/manage subs.....they know which subs/suppliers to use and which ones not too.

I was able to get a good deal on the house I was interested in due to this fact but it’s a half done flip/reno so there’s a lot of work halfway started throughout the house. 2 areas in particular I’m unsure of what to do with is the walls and attic, any suggestions or ideas of how you would be finish would be greatly appreciated (adding links to specific products are a bonus lol)! 

Basically I have no idea where to start and have no idea if my estimate is even in the ballpark.

Getting a router from Best Buy is a good idea as this will be with streaming signals.
