IF water is on turn on every faucet,  bathrooms sink.

You'll find some crime as you would with a more affordable area but overall it offers good rents in a time where rents are at historic highs.

I am over in Pinellas County, FL and we just hit an all time high for tourism.

Highly recommend hiring a lawyer that knows CA landlord tenant laws inside and out in your specific area. 

If you're struggling to get started and don't know where to look, I'd highly recommend doing a house hack. 

High level $200k for a $36k gross return is a low yield..however I think there are a few variables..with 35% down you should be able to get stronger lending terms, if the seller is workable you could entertain a concession towards a rate buy down for lower obligations, possibility to look at shorter duration (ARM) loans if you only intend to own 3-5 years which could also offer a lower rate.

At the higher end golf communities, HOA fees are expected and that's that.Are you thinking about buying a property that has a high HOA fee?

we pass on at cost, keeps it easy to respond to guests when they say our cleaning is high. have even proved it to guests before- some people just like to see it and most i have done that with have become long time rebookers.Make money on your house and pass along fees at cost to me thats the best way to go and has been fruitful for us

I will invest capital to subdivide with the county, engineer the land and run sewer/water to the lots for resale and potentially keep 1 lot to build a future house.
