Ana,Based on experience and this market me personally I would avoid a HELOC for a few reasons.

Seems like a potential issue if I stop working with them in the future and lose all access to the listing completely.I currently manage an STR in my local market, but a property manager I spoke to insisted that they handle all the setup on the OTAs vs having the listing under my account and giving them cohost/PMS access.This is my first time dealing with a property manager so I was wondering what everyone's experience is like in this business relationship.Secondary question:As an experienced cohost, do you care if it's an old or brand-new listing?

I would employ a property management company that can handle this for you, like the one I work for as an agent.

@Chris Kersey does your agent handle insurance in multiple states? 

Fingers crossed in 7 years I have not had to test my coverage, but in the area of my rentals a golf cart is expected with the rental.When they crash into someone else, did that person sign the waiver too ?

Note ADU addition in a MF zoned area may be comped with a duplex but I personally think this is wrong as a SFH with ADU is not a duplex.- it is cheaper to buy a property with an existing ADU than adding one   In addition you would receive RE purchase financing.  

You want to develop a plan for how to handle that in advance.In our book, payment history & longevity play a “first factor” in how we respond.  

Lastly, our DTI is maxed out per every lender we've spoken to recently as all the properties are mortgaged in our personal name.
