I forgot to mention I was able to collect flat water fees from 3 of the 4 tenants at $30/mo in the leases so that in essence bumped rents closer to $650.

If you collect rent after the termination date then it restarts the tenancy and the tenant can file a motion with a judge at which point your case will be dismissed.So if they were served a Notice to Cure on Jan 2nd, they would have until the 12th to fix it.
