If so, you will probably need an attorney, go to court, and get a judge to rule in her favor allowing her to stay, but you will probably have to present a darn strong case.Sorry I don't have any more encouraging advice.

I do the same as many have posted: give a longer than required notice (60 days vs 30), mention what a terrific tenant they are and how I've reflected this fact in the amount of the increase, encourage them to call me if they wish to discuss this matter or any other, etc.

All have central air conditioning, (not evaporative cooling), 2 car garage, and all are at least 3 years newer than mine.
