We would like to hold this property long term (10 years or so) so we want to fix it right.

I am willing to do some longer-term buy and hold and ride the appreciation.

I think of flipping as more like a W2 job and buy-and-hold as actual investing.

I hold 20k in various judgement and I can't enforce them.

if the new tenant negotiates some free rent or free months to build out the space in my mind you shouldn't need to float that holding cost while that buildout happens.  2) you can do what most other LL's do in the commercial world and negotiate a Buyout. 

The goal is to buy land while cheap(er) and sit on it for a year or two while I raise capital to build and hold a fourplex.I don’t have an established relationship with any lender there and am shopping around.
