A bit of background information:Currently own a home with my fiance'The house was financed solely by me using a DPA Bond / Conventional loanThe idea:House hack a duplex, possibly a triplex, by purchasing the property via FHA loan with my fiance' as the sole applicant.

Neither if you are in an area where there are multiple multifamily properties even if they are duplexes or triplexes that will probably be a better option you can find a good median or average cap rate and calculate ARV based on that.

We put in a new door and replaced the plaster with dry wall, just to find out later that there are now imprinted knuckle punches in the brand new door (ouch!)

I didn't mean to imply that there would be.I agree completely that the lightbulbs, etc are totally on the tenant.I just don't want to get Work Orders for every ding they find in a wall.
