That includes inspection of tenant records.The current Landlord should not share data that requires protection like credit report, social security number, etc.

Ive been looking at these listed properties on co-star and have found that the properties have already had the value added OR the data the broker has is completely false and expenses under stated etc.

But this is a business decision.Once you have the analytical data, and if you are still on the fence with your decision - - then go with your gut feeling. 

@Will Randolph this may sound obvious, but if you speak with local realtors and property managers they can often give you that data fairly easily.

Out of all the properties I've owned I've never been the "landlord"...it's really a technical term that has stuck around for some reason...anyway, my position is always that I work for the company that owns the property...even though it's my sole or multiple member LLC...there's nothing wrong with holding property in your personal name...an LLC really doesn't offer that much protection anyway...I guess the point is to consider transferring title to your LLC...though there are some things to be aware of here. 

Today, I have the cash savings, but I still keep my credit lines active just in case something unexpected happens (my credit lines don't cost me anything to keep open and using them to pay for an emergency is more convenient than trying to transfer cash on the spot from savings to checking).

I've heard of people doing free balance transfers to extend that.
