I would agree with most of the comments and personally would not drywall over plaster unless that is a major reason to do so, like it is in risk of falling or failure.

Agreed - no issue with refinancing AFTER the 1031 exchange has occurred.The only problem one has is if there is cash out on the actual exchange itself.

I think most sales contracts would give you the option to terminate the contract and walk way if the seller had not met their obligations to close by the agreed upon closing date.
