If I did not get a chance to travel extensively ( writing this from Singapore and in Thailand next week) like I do I would have been out of here long ago.. granted 3 months of summer is nice the rest well it just sucks.. but thats a Californian view point..

I plan on visiting regularly as I see there is an extensive library of resources.

However the property is located close an impacted water body and over the course of the next 2 to 3 years there is a study being conducted to determine if the septic systems in my area are contributing to the pollution of the river.

No matter which instrument you use to conduct business (and I agree ROFR is they way to go) my advice is to keep the emphisis on it being a business transaction.

The apartment building I'm conducting diligence on is an 8 unit in which utilities are currently included in the rents.

Advantages: The entire area is new development, so there is no run down areas or neighborhoods; the complex has a club house and a pool, which is attractive to tenets; the HOA covers all of the outside maintainence; they are building a campus extension of a local university; close to interstate;  plans for business development in the area are extensive.  

You wouldn't believe some of the stuff you find in houses,   Extension cords in walls, plugs sheet rocked over, live wires going no where. 

My husband and I plan on teaming up to conduct our REI business.

I've used both, Dotloop more extensively than Docusign, and I'm partial to Dotloop as a result.

You can keep the same LLC unless you feel that the partnership with you and the new members will be conducting significantly different business than the purpose for which you set up the original LLC.If you wish me to prepare the remaining corporate documents such as partnership/operating agreement, minutes of the board or any other corporate documents, I can prepare those for you and I price them based on the type of partnership/corporation you are forming.
