Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants waived ACH fees and additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

Your reading comprehension needs improvement.

Alternatively, you could make a vague overview of the property and plan so that they have enough information to know if they would be interested in working with you on this deal, but not enough information to snag it from you.Feel free to DM and talk some more about it, but hopefully that helps.

Comprehensive Annual Finance Reports (CAFR):  You can google the city and state name, then just put "CAFR" afterwards, and usually the links to these will come right up. 

Well now I understand why you don't bother with contracts: your reading comprehension and writing skills are truly lacking.  

It's an excellent overview of how taxes can work for you, and is presented in an easy to understand style.
