Let's imagine someone owns a rental in the state of Pennsylvania, which is inhabited by a couple (boyfriend and girlfriend) and the girl's child.

I understand that there are still people that would be willing to sign such contracts as long as they have earnest money and are highly motivated, but what types of stipulations could a contract have that would make a seller more comfortable in working with a wholesaler..?

A single member LLC to manage a few rentals with a combined value low enough to be comfortable...probably not all *that* complicated. 

What is the value of a mindset to sacrifice comfort and leisure temporarily to advance beyond the capabilities of the mediocre?

About the only creature comforts we added were leather furnishings, a persian rug, good internet and cable TV, and a comfortable queen bed.
