In terms of your financing question, the majority of loans we do are in that $1m to $5m range, so that's not an issue at all (fake numbers wasting everyone's time would of course be an issue, but let's stipulate that it's solved).

As the new owner, list the property pay off existing mortgage, second mortgage and recoup the proceeds My question is, would this be considered a novation and would an attorney or title company draw something like this up?

This LLC is selling large amount of their portfolio, so my question is...if they have litigations, are they allowed to sell and what issue we can run into if we were to move forward with this seller?
