Just looking at this has me scratching my head as it looks like I'm being charged $26k to install appliances, prefab cabinets and a backsplash. 

A 4BR with furniture that's 30 years old and smells like a bear took a sh*t in the living room vs. a 4BR with high end finishes, granite, soft close cabinets, updated.... 

The repairs that I could see from the walk through were minimal, carpet - I'm considering removing the carpet in all the units and getting the wood floors sanded and refinished, paint, tenting the place to get rid of pests, replacing the cabinets in two of the units - the rest need re-staining (or a fresh coat of paint),  some outlet covers, light fixtures, things like that. 

I ran it through BP flip and wholesale, and it came in much higher than $128k, however I want to sell this quickly as it's my first one.Recent property same size 1600sqft just sold for $220k, and this property I'm selling is the same size and has a large spare office that can be converted to 1 or 2 bedrooms to add value, plus the kitchen isn't to big, which can be enlarged for cheap as the market doesn't require brand new kitchen cabinets.

The kitchen is fully upgraded with modern appliances, granite countertops, and plenty of cabinet space.The second level of the property is equally impressive, with 4 bedrooms, 3.5 bathrooms, and a large loft that is perfect for a home office or additional living space.

I've walked through many a-room that were framed with 2x8 joists (that met code) only to hear all the china in the cabinet rattle, or see floor tile cracking due to floor joist deflection.

If I'm remodeling the whole place does it really matter the condition of the kitchen cabinets or the leaking faucet?

So far I think I have done well with picking floors and indoor paint, cabinets, etc...BUT I think I may have screwed up with the exterior paint.
