The downside monetary wise to selling is that if I report a high gains on my income I will be told I made too much money by the government and need to pay more of my student loans back right now increasing my monthly payments to the government black hole and lose that investment profit and equity leverage I had before I sold.

The other two prospects: Two younger girls with two large dogs (Shepard mix) and the total gross income is about $5000/monthsOne MBA student who has his parent co-signed (with highly qualified income).

You go girl,.. you take control and as soon as you can you give notice to whom  you want I can understand previous owners, but if you want to be gracious you could give notice of non-renewal and 60 day notice to vacate,  so they can have a bit more time to adjust and get things figured out.

If your girl friend isn't down with house hacking, you should try and explain the benefits of it and try to align your goals.
