If you've knocked on 25 doors, you've barely scratched the surface on efforts required to build a wholesaling business.The wholesalers around here that are successful have teams who are door knocking, they have very organized direct mail routines, and they have disciplined follow up routines.Wholesaling as a hobby or a side hustle is going to become frustrating and disappointing for you pretty quick.

The land is paid for so I hope I can find a creative contractor/engineer that can utilize what is there into a more worthwhile investment than the bare land.

The same home that would have been a great investment 2-3 years ago is barely breaking even.

There are a lot of investors, and whole companies, that buy and supply rentals that are just barely habitable.

There are times where people are hustling as much as they can and still barely pay bills.

They'll put the majority of their belongings in storage while they live with the bare minimum belongings in a minimally sized apartment or with another family.

There are newbies who put bare minimum and no shortage of them, if you can create great lists, killer cold callers, door knockers, and a name no market will be too competitive. 

If your net worth (income minus expenses) is under $200,000 or barely save $30,000, syndications are not for you.

I wasn't sure whether or not I can list this as a 4br because the fourth room barely meets the criteria for a bedroom.  

I lost 5 to 10k no biggee... and its a bare lot I want to build a home on and sell new construction.. so title insurance is a must if I am to do with it what I want.. can't rent a bare lot often.. this is very common in Charleston.. were you have very old titles and a lot of folks that just don't follow normal Paper work..
