@Rajan SainiFrom the beginning if time is a factor; hire a bookkeeper, hire landscapers, find good handyman and find a good virtual assistant for tasks that can be completed online like posting apartments for rent.

A few drops of food coloring in each toilet tank will "flush out" a leaky flapper valve (though seriously, just replace those every 1-2 years  - few $, 5-10 min each, easy DIY task).

(Usually would advise not letting current PM go until you've got another PM waiting in the wings to take over as daily PM tasks are often set aside in spite of being fired- including rent collection in  some cases!)

  #2 - if your goal is eventual passivity then I think it makes the most sense to self-manage then hire out the different management tasks later as you have some scale.
