You can:Go to other markets, or;Find motivated sellers or;Adjust your financial criteria to reflect market forces (either directly or through using some value-add approach after purchase), or;Hold off expansion of your empire until the Gods (market forces) see things your way, or;Pack it in and play the stock market.BTW, drop the "two months" self-imposed deadline: You will wind up doing a deal for the sake of doing a deal, trying to convince yourself it is "good'" not because it actually is "good."

If cleaning fees are included in the gross revenue projections, but it is a pass through expense, would that affect your actual returns if you mistakenly calculated your ROI on gross numbers that technically included pass through expenses like cleaning fee?

i think it is very difficult to live off of the 'cash flow' from long term rentals, and it takes either a handful of quality, paid off properties or 10-25 leveraged properties depending on your market.making back your down payment in 2.5 years is actually really good - which makes me skeptical of that deal =) you can post the numbers here if you want.finally - check this thread out.

I am debating adding an actual rough offer into my letters, as I think sometimes calling or writing and essentially asking if they have considered selling almost always gets a no because the owner assumes you will lowball them, like most other investors.

My properties cash flow well now but not all of them did immediately when I purchased them, and actually the ones with the best cash flow have had the worst overall returns.
