They don't exist, and you can't make them.Knowing what a bad deal they're locked into, Chinese investors who have successfully acquired extra property then look overseas, and they cash out in China to leave someone else with the hot potato and buy up property in HK (before recent events), Australia, Canada, and some cities in the US without many black people (mainland Chinese investors hate buying in areas with black people).

You don't want to acquire a park with expectation of a certain amount of income that will service the debt, and then have a COVID type event or a recession empty your park overnight.

Had he informed the PM right away, I would have deployed a remediation company in the afternoon instead of finding out the damage in the evening when it was too late to set up the drying system that night, causing continued water damage. 4) I requested tenants to pay for the deductible that I pay out of pocket.

Myself, I have almost 3 decades in the housing industry professionally, I have performed at the highest level of skill, licensure and quality in literally every single aspect of real estate from point of raw land planning and development, building design, build, renovation, remediation, inspection, investing, contracts, negotiations, deal engineering etc etc, I am ridiculously over-the-top experienced and qualified and that is why clients go with myself AND my team, it's not my beautiful Shrek like smile, it's my beautiful brain and decades of knowledge and performance because they know any issue that could come up, I have probably dealt with it 18 times before if not 180 and I can solve it.

I have a lot to learn about the rental markets in the burbs, and I'm digging in and soaking up as much information as possible.2) I'm interested in finding a local bank that I can deeply partner with, enabling us to leverage our assets to acquire distressed properties and renovate them for all cash, followed by a cash out refi after seasoning.I plan to do the first two or three BRRRR deals myself, and then bring in limited partners to accelerate the process.If anyone needs help understanding the neighborhoods in Chicago that are north of downtown, I'm happy to help.

Depending on the severity I would probably stay away from serious foundation issues unless a) the Seller is willing to remedy it themselves or b) the concession/credit they offer is significant enough to cover surprise issues that may pop up.
