If you want to retire with RE, you might not pay any taxes if you structure your deals correctly and plan correctly to qualify for RE professional( RE pro dont have a limitation of passive loss ) .

Other non-code enforcement issues I look for when doing inspections on my own: change air filter, check to make sure toilets are not running, run water in sinks and check drain pipes for leaks, check for signs of unauthorized pets, check to make sure all windows operate, check all GFCI outlets with a tester and make sure they reset.

In the amendment and in this exact wording we requested "Buyers requests that all work be done by licensed professional/reputable company and copies of all work-orders/receipts for repairs" and "All repairs should be completed on or before 7/16/2018" .

I have got quotes from 2 different companies, they are wildly different in price, but I am still considering going with the more expensive one, simply because it seems like they are more professional and I worry that they will do a much better job than the cheap guy.What do you normally do in this situation?
