I'm also in Bettendorf and run an accounting firm that specializes in Real Estate consulting and compliance and also a property management company that specializes in single family and small multi-family properties.

I am looking at a sale of two lots together in a residential area, walkable to a small university.

I need someone skilled in understanding property investment as well as properly filing taxes for a small healthcare business. 

A small scale owner may have kept track of things is a log book ( It always amazes me how people work this way but you can't argue with success ) and simply does not have any 'records' or documentation (other then schedule 'E') to show.
