I don't know what it is, but when tenants move out, I swear there are gremlins in appliances and/or HVAC units.

My question is, how do you all decide on weather or not to do minor updates, such as, paint ((especially paint)), flooring, appliances, etc. the reason I ask is, I second guessed myself when I was done with the bathroom.

start growing fruit trees, ( tenants usually didn't care about it , each time visiting them , I take care the trees ). 2017 after hurricane , we got $27 ,000 insurance claim recovery fund, the house got new (entire) roof , better fence, new ceiling (half of the house ) , also use home warranty service to keep the appliances alive.

(Budget decision).But 'high' figuring $13k appliances, $6k plumbing, $5k electrical, $2k paving/cement work, $2k painting (kids and me labor), $12k new flooring (kids and me labor), and  new roof, $14k (done!!).

I can assume that whatever access there is to the 2nd floor, it's not up to code, and will likely be an issue that needs to be addressed.You can go as detailed as you like with this, adding cabinets, appliances, "junk to be removed", etc.
