BRRRR is something I'm learning about as well - I recently purchased David Greene's book on it and will read it once I'm done with his book on long-distance investing.

I've heard of instances where I've seen the investor do well long-term and some where the investor has been able to build and sell or just hold and eventually sell if new developments are coming up in the surrounding area. 

Anyways, I'm interested to know if anyone else out there, especially in the South FL area uses Smarter Contact as well.
