Technical defaults and convenants can be met and "cured," however its another thing to consider when looking at agency 1-4 unit paper that is done once its sold its gone and there are no annual checks versus local commercial portfolio options.I like them both and use both but food for thought...of course.

Maybe you can pay one of their bills or money towards one for their bills and write a check for that company.Sometimes giving money is a challenge, that is why I try to brainstorm what would be best used and most effective.What about helping the community some and making a food donation to a local food bank or charity?

"long term" usually trips at the 30 day mark, these seems problematic as it does take away a lot of the market if you are looking to pursue the Air BNB model and weekend warriors during the summer months but there is a local market for 30+ days and folks are doing quite well as there is a large contractor, nurse, government presence in the area... just food for thought.As far as true STR goes reach out to planning in Va beach to get the actual information regarding what is and what is not allowed and where.
