You could seek out a private lender who is not a disqualified person to hold a private non-recourse construction loan.Joint venturing between the IRA or another private party not disqualified to the IRA would also possibly work.  

Lay out concrete steps... pick up the phone, talk to your family... someone you might not even be thinking of may have the $$ where they are willing to front your venture... you won’t know until you ask / take an action!

I would venture to guess over 90% of members are American and over 90% of all members are in areas that allow pet fees or increased rent.No rule is applicable to every situation.

The BRRRR strategy is most appealing, though I am will to work with others in joint ventures to provide a little sweat equity to learn some valuable lessons.
