I think the question is more complex than that, because if you are holding a rental you must/should hold reserve funds in that account for any unexpected repairs, etc.

If we look at it as a 20% rule instead of $100/door, it would add a lot more cushion for an investor to weather a storm or handle the unexpected.

His rent is VERY under market, so I raised it and this seems very much a retaliation.Anyway, I googled as much as I could online and found this:-a landlord is liable if he knew about the problem but didn't fix it [I was not notified by anyone about the unexpected ice on the steps] -a landlord has a certain amount of time to clear ice and snow from the steps, in Boston should be about 6 hours.

I wouldn’t worry much but it’s always best to be pro active.If I was in your shoes I would contact my lawyer first before providing any info to an Accident Lawyer.I agree with you, you shouldn’t be liable but Accident lawyers tend to sue everyone possible..
