I point out that the rental agreement requires them to maintain the temperature in the whole apartment or house at no less than 55 degrees and air flow is important to keep things dry.

As I have used a few websites to begin my searches,  such as www.idealista.com, and http://www.inmobiliaria.com/ it has been of no real luck, or should I say, I have been too timid (unknowledgeable) to pull the trigger.

I would delist it, and list it as new to trigger a "new" status on the MLS.  

The area of Atlanta of course that is hot is Brookhaven I have not pulled the trigger there yet but have been looking at deals there.I only build new construction here in Oregon  and a few remodels..

Sometimes from a year or two ago when the market wasn't supportive of their price and they may be able to sell in today's market.If money is drying up then door knock the expires.

My solution is a lease option with a trigger at time of death.
