I don't think you necessarily disagree with that sentiment though, but leading with the heart/emotions is a recipe for disaster.

They don't need as big a spread as an investor and may be buying strictly on emotion.

It also looks to be rather thin and helping has limits, never allow yourself to get emotionally involved with any property......well, unless you have some attachment like your dad was born there or it's something you just want because you want it, but not as to investment properties. :)

Trust me on that...I feel I'm in the learning stage where I'm learning to handle the emotional aspect that comes from being an investor.  

I finally have a real motivated seller and I know I'm not supposed to get emotionally attached but I really want to help or at least find someone who can.

Yes, logically it is... but these folks have a lot of emotional attachment to their home and to the neighborhood, neighbors.  

Stick to the facts, even if the applicant wants to take it "there" and start playing emotions.  

There is so much more to investing that reading a book or attending a seminar...it's work, it's time consuming, it's emotional.

I truly believe the corporate nature and dullness of an HOA disregards individual’s emotion and opinions.
