Sure they eventually get evicted, but if they owe 2 months' rent + legal fees + set-out fees + damages, etc. that measly $2K that was collected as a security deposit doesn't cover the total loss.For the same amount of 1X-2X cash deposit, we can get a Rhino policy for 3-4X the coverage.
