Title companies would do these types of deals.The ones that may not be insurable are the ones that were sold at tax deed sale, that you would need to first talk to a title company about.

If they were keeping their tenants happy, they would have no qualms.  100% I talk to as many tenants as possible at the property.  

The reality for me is that I have little capital to start and it hasn't helped watching a million gurus on social media talk about the "ease" of utilizing OPMs.

Its a phenomenal place in my opinion unless your talking directly in the heart of downtown Myrtle.
