As far as traditional mortgage loans have it be conventional, FHA or VA there are three main things banks or brokers will look at. 1) Credit - your score, how many trade lines you have, how long you've had it established, your timely payment history, etc. 2) Income - what your income is, how long have you worked there, can you prove consistency (I.e.

If you really want the property, just put in your best and final ... otherwise, if you want to try to horse trade a bit put in a lower offer and try to negotiate but understand then that you are running the risk of getting beat out by a higher offer in the meantime.

I agree that hiring a VA can be a huge bonus to your productivity and recommend that they be versed in the real estate trade.

However, I have a few reasons to consider trading over to a larger vehicle.
