If less than the full amount was paid, or if there were additional non-reimbursed costs incurred - like hotel bills for time when the house was full of sewage - they may still have damages.It seems to me though that you relied on the town stating that they had fixed the problem and had good reason to do so.I'm presuming that the buyers had a home inspection, right? 

I guess it really is finding the blend you like and what matters to you the most so when you purchase or sell a property you can use those as knowledge when dealing with others in the industry such as lenders, property managers, investors...I will say if I had a top 5 for what I look at in areas is 1)Median income2)jobs in the area (major employers)3)population and changes year of year, 4)future city plans,5)competing hotels and apartments Those are my five but mine may differ than others because my focus is in hotel development.Hope this helps.

Some of the so-called "condos" are simply short-term rentals, hotels with "condo" in the name.

Also consider local taxes on hotels that will apply.

In the winter months this will drastically lower your returns as I don't believe the hotel operates at a consistent 90% occupancy.

I want to do something focusing a little more locally on Goodyear and not get lost in the metro-Phoenix chatter of the larger groups.A couple things I came across recently:- Byrd Hotel Group plans to build what will be the largest hotel in Goodyear just beyond center field of the Goodyear Ball Park (what does this mean for further development of the farm land in this area?).
