I have a story about the South Bend Code Enforcement office that sounds straight out of the first pages of the Hitchhiker's Guide to the Galaxy that I'll share once I get rid of my last house there.I make my money in a completely different business now and have kind of mellowed out on the real estate thing as a primary focus but I can't leave it totally and am good at it so I've decided the strategy going forward is to buy maybe one or two houses in the 40k range for cash in the Crown Point, Schererville, Valpo area and flip them for 60-70k.

As a seller, you would probably be lower than that because you're getting something else out of the deal (a quick sale at a relatively high price.)There are alternatives to straight owner financing.
