@Evan Renaud I believe fundriser is a website just like crowdstreet, or realtyshares, or realcrowd where they find syndication deals and raise the money for sponsors.

I am in Ocean County and just signed with my broker today, passed the exam a couple weeks ago.Call around because I had numerous broker's who was going to sponsor me to take the class with no obligation to work for them, I don't see how no broker will talk to you when you're taking the course.My course had 25 students and I am pretty sure only about 4 or 5 didn't know where they were going broker wise if they passed the state exam.

Our initial goal is indeed $20,000 per month, not year :)We did a few syndication deals and the experience unfortunately was not good, we did a lot of due diligence on the sponsors before investing in their deals, were promised 20-25% IRR, on one deal we got our capital back with no returns and on the second unfortunately we lost capital.
