Of course satellite TV is available but really don't want dishes everywhere...ATT has old copper wires there for phone service that barely provide enough speed to do anything.

It is that powerful of strategy that speeds up your time towards financial independence much faster than any other strategy!

Its analogous to speeding, 1mph over the limit is breaking the law, yet everyone does it.  

My rough strategy is buy SFH (older but (semi) recently remodeled B- to A- properties in good areas likely to continue appreciating and attracting good, trouble-free tenants) 0% down VA (may consider a small amount on second property, like up to 3% just to speed things along) and stay in it as my own primary residence until at least 10% of purchase price paid off and able to cashflow 300+/ month after mortgage, taxes, insurance and 15% set aside for repairs, vacancy, and maintenance (like I said, I'm not overly interested in rental RE, so I want to be sure it's lower effort and worth my time in return).

Based on the speed of my learning through BP, I don't think it'll take too long to get that #.

If you get a deal and noone buys it then you know the price was too high.You should be up to speed quickly if you do a few, Also ask your buyers what they would pay for something like you are looking at.
