On Craigslist I saw lots of "Fash Cash", "Quick Sale for cash", "We bug houses" type of ads, has anyone done such a transaction?

My question (I'm new to this and just trying to get creative) is lets say there is a deal here (whatever the numbers say)... is it legal for me to sign a contract to get equitable rights to the property.  

Then after, the contract is signed and the first quarter of the draw is paid and cleared, you receive a peace order 5 days later in the mail. 

@Ahmed Farah I would get estoppel certificates signed by the tenant stating how much they pay, what the lease terms are, etc.

Read all the documents so you know and understand what you are signing. 

A buyer that lived in the apartment complex down the street saw our yard sign and approached us with an offer right away.

Some forms have enough room to spell out the terms.Then a lawyer will draw up the promissory note that both parties will sign at closing.

I would sign up for that return all day long. 

The long and short of it is that it's more about what you're after in an investment...a transaction is a transaction...really doesn't matter where you are.
