While it may seem counterintuitive, having a specific tenant in mind when designing and marketing the proeprty is very important.

My family is in the new home construction business locally, so new builds seem to be the smartest route. 

guesty is great if you have 40+ properties and want to invest your time in their customizations. hostaway can handle hundreds before it breaks, or leaves you wanting more visibility, but at that point you can build whatever is missing on upwork I did the demo call with Hostaway the other day and it seems nice as a slightly less feature filled but maybe more intuitive alternative to Ownerrez.

I've been reading a lot about business books, negotiation books and I seemed to had an analysis paralysis because I felt very stuck even though I am learning and preparing.

Hi Michael,I agree with you, and it seems TurboTax and the state of Oklahoma do too. 

The loan is currently in both of our names, and it seems TX may be a bit more stringent with exercising the due on sale clause than other states.  

Now it seems nearly impossible in most cities.

I'm personally not a big fan of arbitrage as it seems too many take advantage of the owner and don't create a win win. 

Question I have that I can't seem to find a clear answer on:I am going to finish renovating a property this spring, and would like to immediately sell and flip it using a 1031 exchange into more units.
