I really hate to spoil the fun for all you hide n seek fans, but if someone really wants to find you, they will and if you're "invisible", who can see you to protect you from what comes next?

If your seller seeks advice from any Realtor, banker, mortgage broker, attorney, closing agent or others that have seen seller financed deals in the past, they will be informed of this and given reasons why holding a note long term may not be a good thing.

Sometimes lower perceived cost of staying with the same PM trumps the desire to seek out a new PM in the eyes of the board, but not all boards act professional in a business-like manner.
