I work with them occasionally on a limited basis.If the tenant is just late but they are a good tenant in all other respects that is different from a tenant that is not paying and has other things going on with them as well.In that case you inherited an improperly screened tenant and must make them cone into compliance or leave.When buying properties like this do not count on the rental income right away as you have to go through a purging process with the bad tenants.

No matter how well they pass my screening I don't think I'll ever trust a tenant to fill the oil tank when it comes time to do so.
Jeff N. Washer and Dryer For Tenants

We have maintenance install the washer and dryers so they are hooked up correctly.We use teflon tape,the steel braided hoses wit the high quality washers on the inside.Where the discharge hose goes into the drain we install a strap to the wall so the discharge hose won't fall out when draining and leak.Even given all that if they have an old washer it can give out and water can be released.The simple fix is a drain pan under the washer with a pipe that ties into the discharge pipe in the wall.All of this will cost about 40 bucks or so not including labor.Well worth it than cleaning up a huge leak causing massive damage.We also check the hot and cold water valves the supply lines hook into from the washer.The valves might be gone and partially leaking.Also if the tenant installs the washer and dryer they might over tighten fittings causing bent pipes and damage or under tighten having leaks.Been my experience with over 20 units on a 30 year old building.

I believe the quality of mobile home HVAC are not the same as SFR so thats why it is cheaper.

Rehab much nicer than the area is used to (houses can be bought at 10-30k in this area) and sell or rent but on a very strict screening process.

Aside from income metrics, banks are also pretty obsessed with collateral quality these days, so it will be a good idea to only show them C+ or better, as far as location, and property condition/age.The typical local bank will offer both conventional (the 30-year fixed you're looking for) as well as in-house (portfolio) loans.

Think of it this way, if you had sold the home without a completed kitchen, you would have only been able to sell to cash buyers as lenders would not finance a home without a complete kitchen and therefore, your exit value would have been much less (well below the $5k u put in).When I rehab a home, I do top quality for the area and my curb appeal and ammenities sell the home fast.
