Looking for advise on insurance(s), bookkeeping best practices, and overall first time landlord tips!

So, I am looking for a successful wholesaler in the area who wouldn't mind getting together for coffee at Starbuck's or a sandwich at Panera's (my treat) for about an hour, to share some tips to success and to answer some of my questions before I go live with my business.

When I looked at it in person it looked bad because they had taken the shutters off and had pressure washed the house to get ready and paint it and had stopped in the middle of paint prep.

With $3,000 budgeted (which seems high pending condition for just carpet/paint) and it being the slow point in the construction schedule you should be able to get some great bang for your buck there.
