Not your tenant...... not her lease...... pets not allowed...... even for visitors....Make sure your lease has language about "guests"..... how long they can stay over etc.....these girlfriend/boyfriend "guests" quickly become tenants not on the lease....

In large part the sheriffs dept being under staffed. but now they have dedicated staff to handle all civil suits.You have to send out a notice to quit and after 7 days you can officially file an eviction.
